Everything published on this website is general information about residential real estate, written for a broad audience across six metropolitan markets in four states. It is not tailored to your property, your finances, your family situation or your risk tolerance. Laws, tax rates, municipal rules, homeowners association covenants, insurance availability and market conditions vary by state, county, city and even by subdivision, and they change without notice. Content that was accurate when written may not be accurate when you read it.

When a question crosses into one of those disciplines — the enforceability of a contract clause, the tax treatment of a sale or a like-kind exchange, whether a foundation movement is structurally significant, whether a property is insurable at a price you can afford, or what your borrowing capacity is — we will tell you so and coordinate with the appropriate licensed professional of your choosing. We will not answer it ourselves. For tax questions in particular, consult your own CPA and the official guidance published by the Internal Revenue Service rather than relying on a summary written by a real estate agency.

Property information displayed on this site — including price, status, bedroom and bathroom counts, lot size, year built, taxes, homeowners association dues, features, condition notes and photographs — is believed to be accurate but is not guaranteed. It is supplied by third parties, including the listing brokerage, the seller, the multiple listing service, county appraisal districts and public records, and we do not independently verify every field.
All properties are subject to change, price revision, withdrawal, prior sale, prior lease or removal from the market without notice. A property shown here as available may already be under contract. Nothing on this site is an offer to sell or a solicitation of an offer to buy, and no listing constitutes a warranty about the condition, title, legality of use or fitness for any purpose of the property described.

Square footage, measurements, lot lines and school data
Square footage, room dimensions, lot size, acreage and boundary lines shown on this site come from public records, prior surveys or third-party sources, and frequently disagree with one another. They may include or exclude garages, porches, casitas, basements or converted space, and they may reflect an addition that was never permitted. If square footage is material to your decision — to your price per foot, your loan, your appraisal or your renovation plan — measure it independently or commission a current survey. The same applies to boundary lines, easements and encroachments, which a current survey exists precisely to resolve.
School assignments, ratings, district boundaries and attendance zones are supplied by third parties and change regularly, sometimes mid-year and sometimes as a result of rezoning or a new campus opening. A home’s attendance zone today is not a promise about next August. If a specific school matters to your purchase, confirm the current assignment directly with the school district before you waive any contingency, and confirm it again before closing. Fair housing law also prevents us from characterising schools or neighborhoods in terms of the demographics of the people in them; we will give you the data sources and let you draw your own conclusions.
MLS and IDX listing data
Listings are displayed through licensed Internet Data Exchange feeds from the multiple listing services covering our markets: Unlock MLS (Austin Board of REALTORS), NTREIS via MetroTex in Dallas–Fort Worth, the Houston Association of REALTORS, ARMLS in Phoenix and Scottsdale, MIAMI REALTORS in South Florida and RealTracs in the Greater Nashville area.
That data is provided exclusively for consumers’ personal, non-commercial use and may not be used for any purpose other than identifying properties a consumer may be interested in purchasing or leasing. Listing content is deemed reliable but not guaranteed by the MLS, by the listing brokerage or by TheKabza.com. Feeds refresh on a schedule set by each MLS, and a visible last-refreshed timestamp appears with the data; between refreshes, status and price on this site can lag the live market. Copyright in listing content and photographs remains with the originating MLS and its participants. Properties marketed by brokerages other than TheKabza.com are identified with the required attribution.
No guarantee of investment return, appreciation or rental performance
Real estate values go down as well as up. Every model we prepare rests on assumptions, and we give you those assumptions unlocked so you can argue with them. Actual results will differ. Vacancy runs longer than modeled, turn costs exceed estimates, taxes reassess after sale at figures the seller’s bill never showed, insurance renews higher, associations levy special assessments, and municipal short-term rental rules change. Market figures, statistics and claims about our own results
Every market statistic published on this site carries its source and its reporting month, drawn from the relevant MLS or association report. Those figures are historical summaries of other people’s transactions, not forecasts, and they are restated and revised by their publishers.
Any claim about our own performance — closings completed, deadlines met, days on market for our listings — is our own stated track record, drawn from our transaction files. It is not an audited figure, not a third-party study and not a benchmark against other brokerages. We will show you the underlying files behind any number we publish; ask, and we will. We do not publish rankings, awards or press mentions that we cannot evidence.
Third-party links, vendors and referrals
This site links to third-party resources — government agencies, industry associations, research publishers and service providers — because they are useful. We do not control those sites, do not endorse everything on them, and are not responsible for their content, accuracy, availability, security or privacy practices. Follow an outbound link and you are subject to that site’s terms and privacy policy, not ours.
When we recommend an inspector, lender, title company, contractor or other vendor, the recommendation is a starting point and not an endorsement of their work on your specific property. You choose your own vendors. We do not accept undisclosed referral compensation, and any relationship we have with a recommended vendor is stated on the recommendation itself.
