Austin is headquarters; Dallas-Fort Worth, Houston, Phoenix and Scottsdale, Miami and Nashville each have resident agents who live in the market they sell, drive the streets they quote, and stay on a file through funding rather than handing it to a referral partner at the county line.

Each market below is written the way we brief a client on a first call: which submarkets suit which buyer, what the housing stock actually is, how the commute runs to the employment centers that drive demand, and the one or two diligence items that quietly decide whether a purchase works. Those items are never the same twice. Plano, Frisco, Prosper, Celina, Allen and McKinney are relocation country built around Legacy West and the Toyota campus, dominated by national builders, with long Tollway commutes. Southlake, Colleyville and Grapevine compete on schools and lot size; Lakewood, the M Streets and Bishop Arts hold the pre-war stock; Fort Worth and the Alliance corridor still buy more square footage per dollar. Houston has no conventional zoning, so private deed restrictions govern what gets built next door and reading them is genuine diligence. The Heights, Montrose, Rice Military, West University and Bellaire are the inner-Loop options; Katy, Sugar Land, Pearland, Cypress and The Woodlands carry family demand and the commutes to the Energy Corridor and the Texas Medical Center. Inside Davidson, 12 South, Sylvan Park, The Nations, Germantown and East Nashville — Five Points, Lockeland Springs, Inglewood — carry the walkable premium, often as tall-and-skinny infill duplexes, so whether a lot permits that redevelopment and whether a historic overlay governs the exterior are pre-offer questions. Green Hills and Belle Meade anchor the high end. Brentwood, Franklin and Nolensville draw families south for Williamson County schools; Mount Juliet, Hendersonville and Gallatin trade a longer commute for newer construction.
