Most agencies run one line of business and refer the rest to whoever returns the call, which is how a buyer ends up with a property manager nobody vetted and a tenant ends up with a lease nobody read. TheKabza.com runs all five services in house from Austin, with licensed agents in every market we serve: Austin, Dallas-Fort Worth, Houston, Phoenix-Scottsdale, Miami and Nashville.

The services connect because the decisions do. A purchase that is really an investment belongs in underwriting before it belongs in a showing schedule. A rental you are about to buy needs a leasing opinion and a maintenance budget in the same week, not six months later. A sale and a purchase in the same window are one calendar, not two. So buying, selling, leasing, property management and investment underwriting sit in one place, and the person who priced your lease renewal is the person who priced your listing.

Every engagement runs on its own written agreement, and each one states the fee, how and when it is earned, the term, and exactly how you end it. Buyer representation, listing, leasing and management are separate agreements with separate terms, and none of them rolls over into another. Where we would represent both sides of a transaction, we disclose it in writing and you decide before we proceed rather than after. Pre-approval to funded closing

Buyer representation from the first lender conversation to the funding wire. We compare Loan Estimates rather than rate quotes, protect your option or inspection period, attend inspections in person, and put appraisal gap exposure in dollars before you agree to it. Local diligence differs by metro: MUD and PID assessments north of Austin, foundations on Dallas-Fort Worth clay, flood zones in Houston, reserve studies in Miami.

Priced on closed sales, not on hope

A listing is a pricing decision, a preparation budget and a marketing plan, in that order. We model your net proceeds before recommending a price, scope only the repairs that return more than they cost, and hold to a written showing and feedback rhythm. Offers are compared on financing strength, contingency terms, option periods and closing date, not on headline price alone.

Rent a Home

Tenant representation and landlord leasing

Both sides of the lease, never the same side twice in one transaction. Tenants get a screening file built before touring, a marked-up lease and a dated move-in condition report. Landlords get comparable-lease pricing, written screening criteria applied consistently, the correct state or association lease form, and a documented handover. Statutory deposit deadlines are tracked for both parties.

Property Management

Rent collected, repairs documented, owners paid on time

Full residential management: rent collection, maintenance triage with written scopes and before-and-after photographs, vendor coordination, monthly owner statements and year-end 1099 reporting. Inspections happen on a schedule rather than after a complaint, and renewals are priced 90 days out. Every management agreement states the management fee, the leasing fee, the renewal fee, the term and how either party ends it.

Investment Advisory

Underwriting before acquisition

A rental is analyzed before it is toured. We underwrite gross rent against closed comparable leases, then subtract taxes, insurance, management, maintenance reserves, vacancy and capital expenditure to reach a net figure you can defend to a lender. Debt terms, 1031 exchange calendars and depreciation questions go to your CPA and lender with our numbers attached. If the deal does not work, we say so in writing.
