A lease is not a small commitment. A twelve-month term at $2,400 a month is a $28,800 contract, and once you add a security deposit, an application fee for every adult, pet rent, renters insurance and a renewal priced above the first year, most tenants spend more over two years at one address than they would have put down on a house.     Most units are listed 30 to 45 days before they are rent-ready, so a search that starts too early sees the wrong inventory and spends your patience on homes that will be gone. We work from your commute, school and budget constraints, then tour with a checklist: HVAC age and filter size, water pressure, the breaker panel, cell signal inside the unit, assigned versus first-come parking, laundry hookups, and what the association actually permits. In Houston we check the flood zone. In Miami condominiums we confirm the board approval timeline before you commit to a unit.

    The lease is the deal, and almost nobody reads the half that costs money. We work through the renewal and notice provisions, commonly 30 to 60 days, the holdover rent multiplier, the early termination buyout and reletting fee, and joint and several liability if you are signing with roommates. Pet terms get itemized, because a refundable pet deposit, a one-time non-refundable pet fee and monthly pet rent are three separate charges. Assistance animals approved as a reasonable accommodation under the Fair Housing Act are not pets and carry no pet charges at all.

    Deposit disputes are won in the first week of a tenancy, not the last. Arizona requires the landlord to furnish a move-in condition form and to tell you that you may be present at the move-out inspection. If you leave, notice goes in writing on the schedule the lease sets, along with a written forwarding address; in Texas the landlord refund obligation does not begin until you provide one. Deposit deadlines are statutory rather than negotiable: 30 days in Texas, 14 business days in Arizona, and in Florida 15 days with no claim or 30 days with written notice of one.
